A few weeks ago, we launched the Ambassador program on ActiveRain. One goal of the program was to work with our most passionate members to welcome, and educate all new ActiveRain members. We hoped that once educated, a high percentage of these new members would choose to upgrade their account to the Rainmaker level.

Happily, this is exactly what happened: a very high percentage of new members contacted by our Ambassadors chose to upgrade! However, even with our Ambassadors' help, we were unable to reach all corners of the Rain and properly educate and welcome the sheer amount of new members joining every day.

We found ourselves still short of finding a way to educate and train all of our new members. Going back to the whiteboard for new ideas, our big epiphany came when we realized that our best loan officers build their businesses by creating solid relationships with successful real estate agents, and this program would provide a perfect opportunity for loan officers to take the first step in building those relationships with new members of ActiveRain. Compensation would be valued not only monetarily, but in the depth and success of the relationships established through this opportunity.

Here's the facts:

  • Yes, our Certified Lender Program puts loan officers through a crash course, using the ActiveRain system to maximize an agent's exposure to the consumer audience.  Loan officers can then take that knowledge and pass it onto new ActiveRain members.
  • Yes, there is a fee to loan officers to participate: Initially, we planned to offer the program for free, but we realized that the strongest commitment would come if our successful LOs put some skin in the game alongside us.  LOs who meet the requirements of the position will not only earn their committed funds back, but a little extra to help with the bills in this recession.
  • Yes, we are offering this to our highest point-earners first, through private communique to those hand-chosen people. We will open the program up to a wider audience in the next few days, after we have reached out to these earners.
  • Yes, this is a huge. This will be an enormous opportunity for loan officers to build an advantage by nailing down strong, resilient relationships with real estate agents based on reciprocity, mutual respect, and a shared desire to increase one another's businesses.

7 reasons you need a Facebook Business Page

 

Yet another post on Facebook Business Pages

Facebook allows for custom creation of fabulous pages. They (Facebook) call them Fan Pages but really they are Business Pages.  Instead of “Friends” your Page collects “Fans”.  Hey, I’m not a big Fan of the term either.

What can a Facebook Business Page do?  Almost anything. The best analogy is that a Facebook Business Page is a website/blog within Facebook.  One of the most important things about a Page is that it separates your Personal (family, friends, church, and old girlfriends from 20 years ago) from your Professional Persona of today.  Fans of your page do not see the Church BBQ pictures.  The only Politics, Sex and Religion they’ll see is what you chose to share with them.    You still can have personality (and should).

Yes you can get a Custom Vanity URL for your Page if you have 100 Fans.  You do not need to have 100 fans to create a page.

Here’s 7 reasons why your business needs a FB page.

  1. Pages allow a business to “Publish to the Stream” (this shows up on your fans homepage)
  2. Pages allow a business to engage fans with Rich Media (video, pictures, events)
  3. Pages let a business analyze how fans are interacting with the Insights Dashboard (FB has deep analytics)
  4. Pages let a business increase SEO (pages show up in higher Google keyword searches)
  5. Pages allow you to run highly targeted demographic ads to attract only those that are relevant to your business.
  6. Pages allow you to arrange Tabs in the order you like (with the exception of the Wall and Info)
  7. Pages allow you to force a particular tab to open first for new visitors.  Example: You can have a tab that introduces your team, your area, or you.

Do I have a Facebook Page?

It’s easy to tell. Pull up your URL.   If under your picture (top left) it says “Edit Page”  – then it’s a PAGE!

That’s almost everything you need to know about Pages.

There’s just one more thing…

It’s easy to create a Page on Facebook.  It’s easy to draw people to the page.  What isn’t easy is to keep them there.  You need to have compelling content.

If your page has just the “Wall”, “Info” and other stock tabs – your new found Fans will be out of there before the page loads! It’s easy to automate new inflow of content.  You can bring in blog posts, Tweets, Flickr, most anything and do so automatically.

Old Friends or New Fans?

You’ve been on Facebook for a little while and now that you have a wonderful new Facebook Business Page, suddenly you have questions.  How does this new Business Page effect your Peeps?

Congratulations!  You’re now separating your personal side from your professional side.  Yeah for you!  But what to do about all those past, present and future clients you added as a “Friend”?  It seemed like the right thing to do back then but now…? Now that you have the proper place for them, are they Friends, Fans or Members?  Can you move them or do they have to move themselves?  What about new peeps?  If they find me on Facebook and want to be a friend what should I do?  Questions, questions questions!

Let’s Start with your Existing Peeps

First of all, no you cannot move them.  They could move themselves but that’s highly unlikely.  Why not let them stay your Friend but also join your page as Fan.  A quick update in your status might do the trick.

You could always un-friend them but why the hard feelings?  Simply put them all in one list  and then set the privacy high.  They won’t see wall posts and pictures from your family, and your family won’t see anything from them.

Here’s a side question I have for you…

As for these “fellow professionals” you added as Friends, do you really want them as Fans?  Are they your clients?  Just thinking…

Now for the New Peeps

You’ve changed the link on your sidebar to drive traffic to your Page instead of your Profile right?  Good. Added a link to your Page in your email signature?  Great. Bought and wrapped all 46 downtown metro busses with your smiling face, a for sale sign, and a great big “Fan Me Up On Facebook!”  No, Really?

Good for you for driving traffic to your new Page.  The question remains, if someone searches Google or Facebook for “Tom Jones Real Estate” what would they see?  Chances are they would see both you (personal profile) and your Business Page.

One of two things might happen next.

The Friend Option If they choose to be a Friend of yours, you have the option of accepting or declining.

Accept  - You could accept (like I do) and then also ask them to become a Fan as well.

Decline - Don’t be afraid of declining their friendship.

It’s a great opportunity to nicely explain why you have a Business Page on Facebook and would rather have them join you there instead.  Explain that they’ll get no spam from you by joining and that by becoming a Fan they’ll also not be sharing their “private information” like family pictures.  Most people don’t know about the personal privacy settings they have so this could be a big factor for them.

If they choose to be a Fan of yours, there’s no moderation and they are in.  Remember, they might not become actual “Fans” and they don’t have to in order to read all about you within your Business Page.

BONUS TIP: New viewers don’t have to hit your Page WALL.  Did you know you can predetermine which of your Tabs they are initially sent to within your Page.  For this reason maybe you should have a custom landing tab explaining right from the start:

  • The Privacy Aspect of Pages
  • Your Spam Policy
  • How you work
  • Maybe even a nice dialog (video?) about why they should get to know you better. 

Just thinking…

The catch?  To create a custom landing tab you’ll need a bit of Facebook FBML done.

Social Media Edge Radio's Cast of Characters - Join us tomorrow morning if you can!

As our online radio show (Social Media Edge) has grown in popularity over the past 8 months or so, it has also added more "staff".  Ken Cook and I started the show on a whim back in November/December 2008.  Since then, we have become one of the most listened-to programs about social media on BlogTalkRadio.

Along the way, we added an assortment of friends. 

Mike Mueller was the first to be added as a permanent part of the program.  Mike's tech savvy is second to none, and he adds a much-needed calm demeanor to the show, with the exception of the week that he removed his pants.  It's an inside joke - listen to our archives if you're interested: http://budurl.com/bestofjckc

More recently, Jeremy Blanton joined the show with his own segment.  If you don't know Jeremy already, he is an ActiveRain community builder and longtime Myrtle Beach resident.  He also has the distinction of being the first person ever kicked out of our SME chat room, although it was an accident (I promise).

Tomorrow's show should prove to an interesting one, and it will be our first show with a female cast member.  T.S. Elliott (@ts_elliott on Twitter) was one of our first guests, and she will be with us each week, bringing her crazy laugh and quick wit.  If you don't believe me about her laugh, I actually thought that it would make a terrific sound effect, although we are too lazy to have ever added it to our repertoire.

The July issue of Realtor magazine focuses on niche marketing. Ginny Mees and her North America Women Homeowners Network is featured in that article.

Independent women represent the second largest demographic of homebuyers in North America. Women also account for over 52% of real estate brokers in the U.S as well as 72% of all full time real estate agents.

Women also control over 90% of all home purchasing decisions and will soon control over 50% of all wealth in the U.S.

When Facebook first released the username tool a few weeks ago, they said that you better like the username that you select because you’ll never be able to change it. Now Facebook is modifying that policy to allow users to “change their username once”. It’s pretty easy to switch your username. All you need to do is visit your account settings page and click on “Change” next to the “Username” setting. Facebook will then let you know if the new username you’d like is available.

Here’s your one chance to correct that misguided username you accidentally chose

If you haven’t already heard, “Amazon.com buys Zappos.com

Ok, maybe it’s better to describe it as “acquired” as it’s apparently a stock deal.

I met Tony Hsieh, CEO of Zappos in Las Vegas last year.  Transparency is his game.  He walks it and talks it.

Putting yourself in Tony’s shoes…

If your company was just acquired by another how would you like (as an employee) to hear about it?  How about a very lengthy email answering every possible question an employee might be thinking?  Easy to do.  Let’s also add a bit of humanity and humor. Check.

Over the next few days, you will probably read headlines that say “Amazon acquires Zappos” or “Zappos sells to Amazon”. While those headlines are technically correct, they don’t really properly convey the spirit of the transaction. (I personally would prefer the headline “Zappos and Amazon sitting in a tree…”)

Knowing that the same email would eventually be leaked to the world, how do you handle that?  How about posting it for everyone to see on your blog?  http://blogs.zappos.com/ceoletter Check.

In my humble opinion you guys did a great job being as transparent as you possibly could be.  Congrats!  My one and only bitch?  Being as high tech as you both are, with all the resources you have, couldn’t someone somewhere have uploaded a better quality version of the video? No, really?

BTW: Jeff, if you need a better video camera I have an Amazon.com affiliate store that specializes in Video.

4 ways to add content to your Facebook Business Page

There’s a couple of different ways to add content to the wall of your Facebook Business Page. While I am a big fan of Business Pages, I am also highly critical of Pages that offer nothing compelling or engaging to the Fans. Part of your engagement plan has to be adding compelling content to your wall. How do you do that? Here’s four of the most common ways. Compelling Content in Pages

The RSS:

You can have the content auto post via an RSS feed. This is how most people will do it. It’s automatic and they just set it and forget about it. Your viewers will have the ability to “comment” and “like” this from their stream. Links go direct to your post and are DO Follow. The text chosen will be the first section of words from your post. Do your posts all have wonderful attention grabbing content in the 1st paragraph? They better if you plan on using this method. While the feed you grab may include pictures they won’t show up on the wall here, just text.

The Embeded URL:

Within the Status Update Box (“what’s on your mind?”), by entering the link into the text itself, Facebook will recognize that and create a link for you. You cannot create the anchor text for this link but it does take the reader directly to the intended destination directly. That could be a good thing when compared to the next option. The link within your status update will have a No Follow attribute to it. Like the RSS, your viewers can “comment” and “like” this from their stream.

The Attach a Link:

Under the Status Update Box you’ll see the ability to attach a link, a photo, an event and so on. By adding your link, Facebook will scan the post for images and text. Here you can pick a thumbnail image, edit the anchor text, and even add additional text. We all know pictures engage others. Many times your post has a great image that brings it all together. You can chose that image for the thumbnail and it will show up on each of your fans streams! The link created is DO Follow as well. Not only will your readers be able to “comment” and “like”, they’ll also be able to “share” this with their friends! Cool! All good right? Not so fast. The resulting page that you linked to doesn’t load directly. Instead it loads as a iframe within Facebook. You’ll know because you have a Facebook toolbar at the top of the post. How does that effect SEO? What about your analytics? Does an iframe’d visitor even register as a hit? Things to think about. The iframed post in Facebook

Facebook Notes:

The Notes function is somewhat of a hybrid. Much like the RSS version it brings in the content via a Feed. It can put snippets of the post into your stream. That stream will have No Pictures and No Anchor Text. Follow or No Follow? It doesn’t matter, the link in the feed doesn’t take the reader to the post. Instead it takes them to the Notes Box within Facebook. Depending on your outgoing feed and the way Facebook feels that day, the Notes Box may have a single picture (or not). Be careful using Notes as links within your original post become a redirect in the Note Box and often times are broken. Nothing kills return readership like bad links. Like the Attach a Link version readers can “comment”, “like”, and “share” from their stream.

What the heck is an RE BeerCamp?

You may have heard a something about REBarCamp and wondered what it was, was it held in a bar or was it just for Steelworkers.

Here’s a quick PSA.

The RE in REBarCamp stands for Real Estate.  The event is usually free to attend but always very popular and you must RSVP.  It’s an Un-Conference with no preset agenda.  At the start, the attendees propose what they would like to learn about.  Once a schedule is set, different areas hold specific discussions.  These discussions led by an industry leader who is there to freely disseminate real information.  No hype, no sales pitches.  Each session is highly interactive (you are not just listening to a speaker).

After a full day of learning there is usually a networking event afterwards.  These tend to be in a bar or cocktail lounge close by, hence the term “BeerCamp”.
