This thing on my desk keeps me sane...

Mike MuellerI've wanted to share with the community just what keeps me sane during my normal business day.

I had to bring my camera to the office just to capture what that essence is. 

For me it's generally all about balance. 

Let’s start with a picture of my desk as I see it sitting in my chair and work to the left.

I keep my desk relatively free from clutter as you can see.

On the far left I have my laptop.  It’s a simple machine - powerful, yet unassuming.  It runs virus free, with very few add ons to slow it down.  Much like ourselves, bundling a computer with unnecessary distractions only serves to detract rather than to add to its usefulness.  It doesn't keep me sane.

My computer connects to the office network system via a Cat 5 cable.  Although we have a wireless network running outside the network, the Ethernet cable allows me to access the innermost portions of our network.  The internet doesn't keep me sane.

My cell phone, like my laptop is nothing fancy.  It serves its purpose when I am out of the office.  Inside the office, with little reception, it recharges itself in its cradle.  I like to think it’s meditating itself for the coming day.  My cell phone doesn't keep me sane.

My Calculator – seems a little out of place.   It is cold and uncaring yet it only speaks one language - The Truth.  My calculator cannot lie, it cannot sugar coat, and it cannot disguise its words or tone.  It speaks only in the cold harsh reality of numbers.  This doesn't keep me sane.

My Business Cards and card of others.  I look at them as a lie.  A necessary lie but a lie none the less.  They are hollow representations of me or those that are named on them.  Names, Titles, Phone Numbers, Websites; it’s all just text.  They don’t tell the holder who I really am, it doesn't tell me who they are.  It’s up to the holder of the card to take the time to know the giver of the card. There's no sanity in business cards.

Yet it is the single most important item on my desk to my sanity and here is why...

My Father designed this simple looking spring nut.  He was working as an engineer for a company in the '60s that built distribution systems.  The spring nut helped make versatile conveyor systems around the world.  The nut could be placed into a channel with the spring holding it in place until secured by a bolt.

It became a staple in many everyday applications.  If you have ever gone to a quickie Mart and pulled a six pack off the shelf and had the next one slide down to take its place – that shelf was probably held in place by my Fathers spring nut. 

My Father has long since past away.  Last year, while work was being done on our office elevators, I was talking to one of the contractors.  He happened to be holding a box of these spring nuts.  I asked him about those funny things.  For the next five minutes he told me about how these simple items worked, how they saved time, and how he could never imagine working without them.  I never told him about my Father, it wouldn't have mattered.

The spring nut may have been designed by my Father but he never reaped any of the rewards financially.  He designed it as an employee of the company.  It was company property.  Eventually, the company fell on hard times and laid my father off.

It may look like a simple mechanical part to the outsider but to me it’s a symbol of what it's all about.

It proves to me daily that it’s not about changing the world.

It’s not about how much we make.

It’s not about who you know, or who knows you.

It’s about the little things.

The little things we do everyday, both good and bad, that can have profound implications on people we know and so many others we’ll never know.

The little things I do everyday will have profound implications on so many others.

I have the ability to choose what those little things are. 

That’s what keeps me sane. 

 

Trying to understand is like trying to see through muddy water.

Be still and allow the mud to settle.

 Because clarity and enlightenment are within your own nature,

they are regained without moving an inch.

Median Home Sales By City for March 2007

Median Home Sales broken out by city for both Alameda and Contra Costa County.Mike Mueller

Click on image to enlarge and see the entire report.

Items of Note:

Alameda County UP 2.39% from a year ago.

Contra Costa County DOWN 1.74% during the same time.

Oakland sold the most units for Alameda County at 275 for a median price of $499,000.

In Contra Costa, San Ramon sold the most units at 220 with a median price of $734,500.

 

The largest percentage median gain in Alameda was Union City at + 26.49% over the year.

Contra Costa County saw Moraga homes rise 41.13% over the year.

San Jose Sharks to Play the Detroit Redwings

 Mike MuellerHockey fever is here in the Bay Area!

The SJ Sharks have moved on to the second round.

With the loss by the Dallas Stars tonight in Game 7 against the Vancouver Cannucks, the Sharks are lined up against the Redwings (again).

Monday's are for Chili Cook Offs?

Mike MuellerThis isn't Texas, and this isn't Emeril. This is about thinking outside the box.

I just got back from a Chili Cook-Off.
Yes I know, it's Monday.

It was put on by a local title company (First American Title).

It couldn't have been simpler.
They had a number of office workers prepare their favorite chili recipes.
They then invited all their clients to judge.

Let's see...
Free Chili, Free Drinks, Free Lunch - You bet I'm there!

Once there, I spent little time chit chatting about Chili and instead spent a couple of hours discussing the market, meeting new people, and networking with Agents.Mike Mueller

The surprising part?
I had more quality conversations around the Chili, than I typically have at the local Realtor Marketing Meetings (and that's what those meetings are for)

As just one example I sat next to and started talking to a commercial broker, we started talking about the finer points of spices, and the conversation turned to the marketplace, marketing, and loans.  The next thing I know - he invited me to speak in front of his entire office!

That must have been some great Chili.

It might have been an otherwise normal Monday, but instead it was a great out of the box kind of day!

Should We Bail? (continued)

 Mike MuellerHere is a follow up to my post yesterday titled Should We Bail?

I was reading that Fannie Mae and Freddie Mac are both working on programs designed to keep people from going into foreclosure.  At this point, no specific details are available.  Most of the loan amounts in my area, Walnut Creek, Lafayette, and so on are considerably higher than the $417,000 conforming limit, so I don't know how much benefit the new programs may be.  Only time will tell.

I also just received a press release from the Federal Reserve Board, encouraging the lenders and institutions to work with troubled borrowers.

Will they? We'll all have to wait and see on that as well.

I do have some evidence that they might.

I related in a post on a commercial refinance I was working on that was impossible to fund (http://activerain.com/blogsview/73167/Somebody-is-going-to). 

I called the lender on behalf of the borrower and explained their situation.  The lender is putting a package together for her to complete. 

Once completed the lender is going to respond with one or more options:

 

 

 

  • Extend the term in years (thereby reducing the monthly payment),
  • Lower the interest rate,
  • Restructure to allow a temporary lower payment while she tries to sell.

 In my past experiences I can tell you I've not seen or heard of a lender so willing to compromise like that.  Of course we'll have to wait and see what they offer.  As they say, the proof is in the pudding.

Congratulations Local Distinguished Schools!

Mike MuellerI just read that my former high school - Las Lomas High School was named a California Distinguished School!

Also on the list is College Park High School, Northgate High School and my Daughter's present school; Sequoia Middle School in Pleasant Hill.

Congratulations to all.

Remember this is a very prestigious award.  Out of the 2,400 schools available in the state, the Department of Education only issued the achievement award to 171 schools!

Should We Bail?

Mike MuellerThere's a fierce debate going on right now.
It's a national debate but reaches right into my area.
It's going to have an influence on the home loans that happen right here in Contra Costa County.

It involves the collapse of the sub prime lenders.
It involves the coming rise in foreclosures.
It involves politicians.
It involves activist groups.
And most importantly it also involves you!

The debate revolves around whether or not the government should step in to help bail out the homeowners in trouble.

The media is going to grab a hold of this issue and play it for all it's worth. It makes great headline material.

The good guys and bad guys are all clearly identified.

On the White Hat side we have the politicians and community activists. Always looking out for the little guy.
As for the Black Hats...
We have the Sub Prime Lenders and the lying, cheating, stealing Mortgage Brokers to shoot at.

The media is also going to point at all the bad loans that were originated.
Loans like...

  • Interest Only Loans
  • Stated Income Loans
  • No Doc Loans
  • Adjustable Rate Loans
  • Payment Option Arm Loans
As your following the story in the media just remember what my Grandfather used to say,
"That's one side of the coin, now let's flip it over and read the other."

What's on the other side?

Here's a couple of snippets:
  • Those five loan types listed are not Sub Prime, they could be, but they could also be for people who have great credit scores. Having one of these loans does not mean you have a sub prime loan. You could have a 30 Year Sub Prime loan as well.
  • The amount of principle not paid down during the first couple of years of an Interest Only Loan is very minimal. As an example a $417,000 loan amount at a 30 yr fixed rate of 6.25% would have a payment of $2,568. Over 3 years that borrower would have paid out $92,488 in payments and paid down his principle just $15,623. The same borrower, same example, Interest Only would have had a monthly payment of $2,172 ($396 less). He would have paid out only $78,187 in payments over the 3 year period ($14,300 less). Since most people keep their loans for 3 to 5 years it's not as critical as the media would suggest it is.
  • Mortgage Lenders, Mortgage Brokers and Loan Originators are not the only ones to blame. There's plenty more responsible parties. (see http://www.patagoniafinance.com/2007/01/conspirator-or-patsy.html)
  • The problem is not that these are bad loans - it is that they were sold to the wrong people for the wrong reasons.

Ultimately, it is the change in payments that will catch the unwary borrower and throw them into the foreclosure pile. That can be in the shape of a short term fixed rate like a 3/1 ARM or it could be the recasting of their Payment Option Arm, where their minimum payments might triple!

So as you discuss the topic with your co-workers around the water cooler, remember this one thing:

They are only hearing one half of the story.

March Median Prices Up 3.1% in the Bay Area

The median home prices local buyers paid for a home in the Bay Area last month (March) was $639,000.
That's a gain of 3.1% from the previous month (February).

For the the same time last year the median rise is 2.1% (March 2006 - March 2007).

March figures tend to be higher than February as the traditional buying season tends to kick into gear with the coming of Spring.

The latest data included the 9 Bay Area Counties:
  • Alameda
  • Contra Costa
  • Marin
  • Napa
  • Santa Clara
  • San Francisco
  • San Mateo
  • Solano
  • Sonoma


Looking at the year over year numbers the biggest median winner was in Alameda County with a gain of 3.1%.
The biggest median loser was in Napa County with a loss of 9.2%.

Contra Costa County weighed in with a median price in March 2007 of $575,000, up .6% from a year ago.

The "Median" price refers to the the point at which there are an equal number of homes selling above and below that point.

With traditional mortgage rates relatively low, experts are looking for increasing sales in the coming months.

I took part in a Train Wreck

Mike MuellerI had a phone call the other day from a former client.
It was another call for help, I had placed a Hard Money Loan for her a year ago.

She had first contacted me when her lender filed a Notice of Default on her home.
She was working but fell behind in her payments.

  • Her income was minimal.
  • Her job was part time temporary.
  • Her credit completely trashed.
  • She had absolutely no savings in the bank.
  • The Trustee Sale was coming up quick.

She was in a bad position!

I setup a Hard Money Loan. It was her only option. No traditional lender would touch her. Remember this was before the collapse of the Sub Prime Lenders!

I didn't just stop there.
I made sure I also negotiated enough cash out to pay for her mortgage payments for a year.
I put that money into a savings account in her name.

The plan was simple.
Make 12 regular monthly payments on time and in a year we can get you into a better loan.

In the meantime, I also dispensed some other un - loan officerish advice.
She needed to get a better job. Preferably something Full Time, Better Pay, and with Health Benefits. Her spending patterns were not outlandish. But she did have a live in boyfriend at the time. Why didn't he help pay the mortgage? He was a self described slacker! No Job, No Money. You know the type. You can also guess what my advice was concerning him.

It turns out she didn't follow my advice. She spent the money in her savings on other things. She fell behind again. That was 6 months ago. Her solution that time was to have her Father (who lives close by, is retired, and had plenty of equity in his own property) buy the home from her, finance it with his good credit and she would make the payments. I was not aware of this. She didn't call me this time. Legal issues aside, her Father solved her problem.

That is until she fell behind again!
She was layed off from her part time job.
She fell behind again.
Her "Fathers Lender" filed a Notice of Default on the house she was living in.

That's why she called me. She was looking for a Hard Money Loan to bail out her Dad.
I had a long talk with her. I discovered the details, the facts, and the story.

My advice was simple and straight forward.
I would NOT do this loan.
I refused to do another loan!
She had ruined her credit, and now she had ruined her fathers credit.
It was a Train Wreck and only going to get worse.
Train Wreck

I nicely, but firmly, told her to sell the house (if she could).
If she couldn't, it was going to go to auction and she would be out.
Trying to salvage anything out of this would be irresponsible!

I see all kinds of people as a loan officer.
This woman is a nice person, she's an honest person. She's not trying to use the system. She's not scamming lenders or loan officers.

But it all boils down to this.
Some people should NOT own houses.
Many people should.

But some people are not cut out to handle the financial responsibility of owning a home.

Plain and simple.
